With tax credit help, more than 100 affordable apartments bound for Sweet Auburn

A major mixed-use project in Atlanta’s historic Sweet Auburn district aims to boost the city’s affordable housing stock by more than 100 units.

Sited at 302 Decatur Street, the property bordering the iconic Coca-Cola billboard that can be seen from as far as downtown, the development promises a mix of affordable apartments and permanent supportive housing units.

The complex, dubbed “Thrive Sweet Auburn,” is also slated to feature roughly 12,000 square feet of space for offices and workforce development services.

Developed by Project Community Connections, Inc., in tandem with Mercy Housing Southeast, Thrive Sweet Auburn would produce 117 much-needed affordable apartments to Old Fourth Ward, right near the King Memorial MARTA station.

The affordable units, which would come as studios, one-, two- and three-bedrooms, would be priced for households earning between 30 and 80 percent of the area median income (AMI). Additionally, 20 percent of the apartments would be earmarked for permanent supportive housing.

Mercy Housing Southeast and PCCI are also expected to team up with local government agencies and nonprofits to provide services for people “so they can remain stably housed and thrive in all aspects of their lives,” project leaders told Saporta Report.

Services on tap include preventative healthcare and nutrition help, among other facilities.

The project, expected to deliver in late 2021, is supported in part by the highly competitive 9-percent Low-Income Housing Tax Credit.
